Listing Photo Prep Checklist
Use this simple checklist to help your sellers get their home ready before photo day. A little prep goes a long way toward brighter, cleaner, more inviting photos that stand out online.
Checklist:
1. Clear surfaces
- Remove clutter from kitchen counters, bathroom counters, nightstands, and coffee tables.
- Tuck away mail, remotes, keys, and other small items.
2. Hide personal + distracting items
- Take down personal photos where possible.
- Put away pet bowls, toys, litter boxes, and visible trash cans.
- Hide visible cords and chargers if you can.
3. Let in as much light as possible
- Open all blinds and curtains.
- Turn on every light in the home (including lamps).
- Replace any burnt-out light bulbs before photo day.
4. Tidy beds and soft surfaces
- Make all beds with simple, tidy bedding.
- Smooth out wrinkles as much as possible.
- Add neutral throw pillows or a blanket if available.
5. Clean floors and surfaces
- Do a quick vacuum or sweep, especially in high-traffic areas.
- Wipe down mirrors, glass, and stainless-steel appliances.
6. Freshen the entryway
- Remove shoes, packages, and clutter by the front door.
- Straighten the doormat and sweep the porch if needed.
7. Final walkthrough before photos
- Turn off ceiling fans.
- Make sure toilet seats are down.
- Check each room quickly: does anything stand out as messy or distracting?
When in doubt, simple and clutter-free is best.
